At Distinct, we not only design and draft, we handle all council approval applications and processes. We can also organise and co-ordinate with any other external parties that may be required throughout the process ie. Land surveyors, Structural engineers, Energy assessors and Building surveyors etc. – leaving less for you to worry about.

3D RENDERING
At Distinct Design & Drafting we understand how important it is for you to be able to envision what the final outcome of your development will look like.
Our projects are drawn using ArchiCad design software. This allows us to provide you with 3D views of your custom home design, unit development, renovation or addition.
PLANNING APPROVAL DRAWINGS
Once the design process is completed we will prepare the required drawings for planning approval.

Using our 10 years of experience in the design and drafting industry, we ensure that the drawings of your specific development are designed in accordance with the residential design codes and the local planning policies.

These drawings are prepared with sufficient information and detail to be submitted to builders for quoting purposes.
WORKING DRAWING DOCUMENTATION
Once a planning approval has been issued, we then proceed with preparing the drawings for construction. We work in conjunction with the required external parties such as structural engineers, energy assessors and building surveyors to obtain building permits.

Working drawings include fully dimensioned floor plans, elevations, sections, construction details, electrical plans, room layouts and site plans.
COUNCIL SUBMISSIONS
We will handle all planning approval applications to the relevant council on behalf of you to streamline approval times and we guarantee approvals at the end of every process.
